Breakage and glazing

Rule these out first
Four assumptions worth dropping
The hour after a breakage is when the most expensive mistakes get made.
Not this
Same-day glass is not a thing, and promises of it should worry you
Glass is cut to your opening. Anybody guaranteeing a permanent pane within the hour is either fitting a stock size that does not match or not telling you the truth.
Not this
Tape and plastic sheeting is not securing
At Minnesota temperatures, taped sheeting fails within a day and does nothing about security. A properly fixed board-up keeps the building warm, dry and closed until the glass is ready.
Not this
A cracked pane is not always urgent
A stable crack in the middle of a pane can often wait. One that has reached an edge cannot, because the edge carries the stress and the seal. We will tell you which you have.
Not this
The sash is not necessarily finished
After an impact or a forced entry the surround usually needs work, but it is nearly always repairable. A split rail is a repair, not a reason to replace the window.
How it actually works
What happens to a building with an open window at twenty below
This is the part that makes Minnesota breakage different from breakage anywhere warmer.
Heat leaves immediately and continuously
A single open opening can pull the temperature of an entire room down within the hour, and the heating system will run flat out trying to keep up.
Plumbing on that wall is now at risk
Pipes in an exterior wall rely on the room staying warm. With an opening in the envelope and air moving through it, the margin disappears quickly.
Moisture goes into the structure
Warm indoor air meeting the incoming cold deposits moisture in the wall cavity and on surfaces. A building left open overnight can take more damage from that than from the breakage itself.
Which is why securing is the service
Not the glazing. The glazing is the follow-up. Closing the building properly on the first visit is what actually protects it, and it is what we lead with every time.
By temperature
How urgent, by temperature
The same broken pane is a different problem in July and January.
60°F
Secure and schedule
Comfortable conditions, no structural urgency. We clear it, secure it and book the glass for a sensible date.
30°F
Secure properly today
Heat loss is real and the board-up has to be weathertight rather than cosmetic.
0°F
Treat as urgent
Rooms cool fast and the heating cannot keep up. We prioritise and we fix the board-up properly rather than quickly.
-20°F
Pipes are the concern
At this temperature plumbing in an exterior wall is at genuine risk. Tell us when you call and we will treat it accordingly.
On the visit
What we do on the first visit
Four things, in this order, before anybody talks about glass.
Clear the glass properly
Floor, frame and rebate. Fragments still bedded in old putty are the main injury risk and they are easy to miss.
Close the building
Boarded or filmed and properly fixed, so it is weathertight and secure until the pane is ready.
Photograph the damage as found
For you, for us and for an insurer. Once an opening is cleared and covered, the record is all anybody has.
Measure on site
Never from a photograph. Glass cut to the wrong size is a wasted pane and, at this time of year, a wasted fortnight.
Minnesota conditions
How windows break in Minnesota
Storms, ice, and a winter that turns an open opening into a bigger problem than the glass.
Winter makes everything urgent
More than anywhere else we could name, a broken window in a Minnesota January is a building emergency rather than a repair job. Heat loss and frozen plumbing both move faster than people expect.
Ice loading and falling limbs
Minnesota ice events bring branches down without warning, and the damage is usually concentrated across several openings on one elevation.
Prairie wind and summer storms
Open country in the west and south, and severe summer storm systems across the state. Wind-driven debris rarely takes a single pane.
Unoccupied buildings in deep cold
Cabins, seasonal properties and vacant buildings are the worst case. A broken opening nobody is monitoring, at Minnesota temperatures, does damage quickly and quietly.
Questions
Breakage questions
Can you replace the glass the same day?
Rarely, and we would rather say so. Glass is cut to your opening. What we can always do the same day is clear it and close the building.
What does securing actually involve?
Clearing the broken glass, removing loose fragments from the sash, and boarding or filming the opening so it is weathertight and secure.
It is twenty below and the window is out.
Tell us that when you call. It changes how we prioritise, and it changes how we board it up.
Only one pane of my double-glazed window broke.
The window still looks closed, but the sealed unit has failed as a whole and is replaced as one item.
Can you secure an unoccupied cabin or vacant building?
Yes, and properly fixed rather than taped. With nobody on site, the quality of the board-up is the whole job.
Will you provide paperwork for a claim?
Yes — written, itemised quotes and invoices formatted to submit without rewriting.
